			<content:encoded><![CDATA[<p><img class="alignleft size-full wp-image-804" title="consumerfinancialprotectionbureau_18" src="http://www.cahometeam.com/wp-content/uploads/2011/07/consumerfinancialprotectionbureau_18.jpg" alt="" width="175" height="175" />President Obama announced today that Richard Cordray, fomer Attorney General of Ohio to head the new Consumer Financial Protection Bureau, or CFPB.  This appointment comes as many believe that the President caved to pressure, mainly from the financial sector not to appoint Dr. Elizabeth Warren to this position.  Washington insiders believed no Republican would vote for Dr. Warren, as she has poignantly sparred with Republicans in hearings over the establishment and need for this Bureau.  She has endorsed Cordray to fill the position saying &#8220;Rich will be a strong leader for this agency. He has a proven track record of fighting for families during his time as head of the CFPB enforcement division, as Attorney General of Ohio, and throughout his career. He was one of the first senior executives I recruited for the agency, and his hard work and deep commitment make it clear he can make many important contributions in leading it. Rich is smart, he is tough, and he will make a stellar Director. I am very pleased for him and very pleased for the CFPB.&#8221;</p>
<p>The challenges facing Mr. Cordray are significant.  Forty-four Republicans signed a pledge in May not to endorse any agency head unless the agency and its rules are essentially gutted.   The agency was created in the restructuring of the financial meltdown aftermath and has drawn controversy from the nation&#8217;s largest banks.  These banks have lobbied the Republicans in the Senate to stall or kill this agency and all regulatory powers.  These are the same Banks who got American and the World into this mess, got bail out funds, made huge profits with those funds and paid out bonus&#8217; as well to top executives.   I can&#8217;t hardly believe their nerve nor the political posturing.</p>
<p>That being said, I am certain the politicians will make the confirmation of Richard Cordray difficult.  Just another bit of grandstanding and the huge influence of bank lobby money as we head into next years elections.  From where I sit, I am disappointed that President Obama did not appoint Dr Warren, even though she basically was responsible for setting this agency up, but since Dr. Warren has endorsed the Attorney General, I wish him the best of luck.  Fight hard, fight fair and just, and keep fighting for the little guy!</p>

<h2>Updating Vacaville Real Estate Homes for Sale.</h2>
<p>Vacaville real estate and homes for sale are showing some signs of spring growth.  The sales are increasing, although painfully slow, and inventories are also beginning to increase as well.  Locally, Vacaville has fared better than the other cities in Solano County, yet it has also been impacted by the wide spread effects of the mortgage meltdown.  We are now seeing a rise in Foreclosures most notably from Fannie Mae, HUD and Freddie Mac. Large bank portfolios still have not been released in any significant numbers from the top 5 banks.</p>
<p>Here are the current market snapshots&#8230;</p>
<p>There have been 31 new listings in the last week and a half, with 5 of those listings being condos.  Of these new listings 83% were distressed properties and the vast majority of these distressed homes were short sales.   There are presently 278 Active listings in Vacaville, which represents a 3 month supply at current sales pace.  Although this sounds pretty good the reality is the shadow inventories and those in the foreclosure process for the most part have yet to be brought to the market.  So take these numbers with a grain of salt.  Out of those 278 Active listings 65% overall were distressed homes, still well over half the homes for sale.  The number goes higher if you remove the investor flips and developer new home listings.</p>

<p>We are now about half way into May and spring is here in the Napa Valley.   Just like the growing flowers, Napa Real Estate and homes for sale are growing too. Traditionally this is the time of year that real estate activity begins to ramp up and this year the trend continues, albeit in smaller numbers than, say, a few years ago.  So maybe it is fair to say the home buying and selling season has officially begun.  Having said that, the season is far different than those in the past due to obvious problems in the Financial world.  Let&#8217;s take a look here and see how this affects both the buying and selling of homes here.</p>
<p>&nbsp;</p>
<p>Still showing signs of the mortgage meltdown, <a title="American Canyon City " href="http://www.ci.american-canyon.ca.us/" target="_blank">American Canyon</a> leads Napa with the largest portion of distressed homes.  Currently there are 59 active listings and 40 of those listings are either short sales or foreclosures.   That is 74.5% of all listings of homes for sale are distressed.  When we look at the new listings or releases, that number jumps.  All listings beginning on May 1st through today have a 86% ratio of distressed to traditional sales, and out of that there are 3 new short sale listings for every new REO or Foreclosure listing.  I guess it would be fair to say that Short Sales are clearly the dominant force for homes.  Here is the challenge, for anyone familiar with the short sale process, the banks do not make it easy for either buyers or sellers to complete the transactions and this not only discourages everyone involved it also keeps potential buyers from jumping into the home buying market.   This is why the REOs or Foreclosure properties tend to sell much quicker.  Even though banks are still problematic to work with, there are fewer hurdles to climb once the property is a REO.  Now some banks are getting it and are spending more efforts to approve and process these short sales, but we are still a long way away from this being anything like normal.</p>

<p style="text-align: left;">This can be attributed to the same soft sales conditions as the residential markets are showing.  Year over Year figures are on the decline as well as some prices. The biggest market segment would be the 2 to 4 unit buildings with this being a great place for new real estate investors to begin.  A duplex is a great entry property for new investors with some duplex deals under $100,000 or less than $50,000 per unit.</p>

<p>for sale in Vallejo, Benicia, Fairfield, Dixon, Rio Vista and they range in price from $89,900 for a Vallejo duplex to $800,000 for a  Benicia 4 unit complex.  For all you investors out there, 15 of these  active units are under $200,000.  These are perfect starter units where  the costs and risks are lower and can get you established on monthly  cash flow.  The majority of these units are located in Vallejo, and of  these listings 11 were distressed properties, being either Foreclosures  or Short Sales.  This keeps in line with the sales over the past 12  months.</p>
<p style="text-align: left;">Sales of multi units totaled 119 in the past 12 months, with the prices ranging from $55,000 to $215,000.  Of these sales 105 were Short Sales and REOs making up 88% of the last years sales.  This is not a trend that is likely to go away soon.</p>

<p>If you are looking for Real Estate in Napa, here&#8217;s the straight scoop of what&#8217;s going on in the Foreclosure and investment markets.  The investment market in Napa is being broken down into 2 different markets.  The first being the local Napa Foreclosure market, which is mainly single residences.  The second is the commercial and multi-unit properties, where there aren&#8217;t many Foreclosures, but the number of listings is on the rise and sales have been very soft.</p>

<h2><em><strong>Napa Foreclosures for Sale</strong></em></h2>
<p>Napa as of today, 4/14, has 58 total Active Foreclosures or REOs on the market and they are broken down as follows: 11 Condos for sale with prices ranging from $114,000 to $300,000 with 9 under $170,000.   47 Single family units with prices ranging from $55,000 for a REO or Foreclosure in Pope Valley to $1.605,000 for a Napa Farm.  Over the last 6 months there have been 200 Foreclosure Sales and this segment of the market is by far the hottest sellers with inventories at a 2 month supply now.  This could all change very quickly though, and as these inventories continue to rise and more troubled properties going into foreclosure this is going to add pressure on this market.  Sales on these foreclosures seem to be around last year&#8217;s pace, and that&#8217;s not good news for market recovery yet.  As for investors looking for cash flow, deals are abound.  Some properties are turn keys and some may need repairs, but they all have 1 thing in common.  There are all priced now at some of the lowest levels in a decade.</p>

<p>This market is very weak right now and although there are only 2 short sales on the market currently, the amount of properties available is rising faster than sales.  As of today there are 53 Active Commericial and Multi-unit properties for sale in napa.  Over the last 6 months there have only been 18 sales in these categories which is 3 per month average, and with the active listings on the market now that&#8217;s a 17 month supply.  I believe there is much more to come so there is going to be some great deals from today onward.</p>

<p>Let&#8217;s break down the market segments here and examine the market, looking at Napa Foreclosure Sales, Short Sales and Traditional Sales.  By examining this categories we can see the impact of troubled or distressed homes has on the market and what trends are likely to continue.</p>
<p>I am going to break down the market between American Canyon and Napa, the sub categories of foreclosures, short sales and traditional sales.  So let&#8217;s take a look at the March 2011 real estate sales for:</p>

<p>There were 29 Home sales in American Canyon with prices starting at $105,000 through $480,000 with the majority of all sales under $200,000.  Out of these sales  22 or 75% were distressed properties, either Short Sales or Foreclosures.  The remaining 7 sales were 3 traditional sales and 4 Builder Direct Sales.</p>

<p>Napa had 72 home sales in March 2011 ranging in price from $152,000 to $2,850,000.  Of these sales 44 were distressed properties being either Short Sales or Foreclosures, or 61% of all sales.  The remaining 28 sales were standard sales.</p>

<p>So what does all this mean?  To begin with the downward pressure of values due to distressed properties will continue until the distressed properties work their way through the markets.  At present the amount of Short Sales is still over 50% of the distressed sales and there still are more short sales to come.  I don&#8217;t believe we can see a bottom of the Napa housing market until the total amount of distressed homes is well below 25%.  The optimist in me hopes this is the year the prices bottom out and the pessimist in me says maybe late 2012 we hit bottom.</p>
<p>This is not important to buyers who intend to live in these homes for 5 years or more and still don&#8217;t forget there are tax advantages too.  The window of opportunity for Napa real estate purchases is now open.</p>

			<content:encoded><![CDATA[<p><img class="alignleft size-medium wp-image-653" title="vacaville rising1" src="http://www.cahometeam.com/wp-content/uploads/2011/04/vacaville-rising1-300x225.jpg" alt="" width="300" height="225" />Inventories of Vacaville Real Estate listings and homes for sale are now on the rise.  As the weather warms so does this market.  The current snapshot of the Vacaville housings market shows there are 236 Active listings as of today.  The local market is still showing signs of distress as over 70% of all these active listings are either short sales or foreclosures.   In the last week 35 New Listings came into the market and 77% of those were distressed homes.</p>
<p>They say that Real Estate is local and following that thought I have broken down the Vacaville Real Estate Market into 2 categories.  The first being all homes under $250,00, and the second being all homes over $250,000.  Locally the housing crisis definitely affected more of the lower section of the housing markets as the numbers will show and it doesn&#8217;t look like it is going to change anytime soon.   This is why I have broken the markets down this way.</p>
<h2><em><strong>Vacaville Real Estate and Homes for Sale under $250,000</strong></em></h2>
<p>There are 151 Active Listings in Vacaville for homes under $250,000.  Distressed properties account for 80% of all listings.   That&#8217;s 8 out of every 10 homes for sale are either a short sale or a foreclosure.    New listings in last week also support this trend.   Some 21 new listings hit the market of which 8 were REOs or Foreclosures and 8 were Short Sales.</p>

<h2><em><strong>Vacaville Real Estate and Homes for Sale over $250,000</strong></em></h2>
<p>As mentioned earlier there is a big difference between these 2 market segments as the influence of Foreclosures and Short Sales.  In this segment there are 85 Active Listings currently,  14 REOs and 33 Short Sales.  That&#8217;s only 55% of the market.  Still this means that more than half the homes are still distressed.  <em><strong> </strong></em></p>

<p>Overall the local market has been very sluggish to say the least.  As I update this market in the coming weeks we will see if there is a small recovery in the Real Estate Market in Vacaville or if we still are falling.   My optimism is only clouded by the fact that we are at the mercy of  the banks and government to change this.  This is likely to be a real slow ride before sales volumes increase significantly.</p>

<p>As spring begins to bud, Napa housing inventories are on the rise.  This is typically the time of year when housing sales begin to pick up, mainly due to the release of inventories from banks, distressed homeowners and traditional sellers.  In order to see the bigger picture of the Napa market I have broken down this market into 3 different segments.    Homes for sale under $250,000, those for sale between 250,001 to $500,000 and homes for sale at $501,001 and above. By doing this it paints a more detailed picture of each market segment and this shows neighborhood trends more effectively.  In each segment we will examine both new listings and all active listings, hoping to see trends which will indicate market directions whether short sales are decreasing or increasing, the same for foreclosures and traditional sales.   Later this week, we will also be examining sales trends for the last quarter and where these numbers are at as well.  By doing this we can spot whether these segments are buyer or seller markets, which in turn helps to be a better negotiator for the right home at the right price.  Look for the sales posts soon, now for the breakdown of this segment&#8217;s new listings.</p>
<h2><strong><em>Napa Valley Real Estate and Homes for Sale under $250,000</em></strong></h2>
<p>Currently there are 36 active homes for sale under $250,000.   Since April 1, 5 new listings are included in these active listings.   The listings are broken down as follows:  12 Active Foreclosures including 1 new addition in the last week, 18 Active Short Sales with 3 new additions  and 6 Active Traditional Sales including 1 new addition.  So what does that mean here?  Simply put  83% of all listings under $250,000 are distressed properties,  and 66% of these listings are Napa Short Sales!  This indicates that there a still a large number of homes in some sort of the foreclosure process.</p>
