Napa Homes for Sale are on the Rise

As spring begins to bud, Napa housing inventories are on the rise. This is typically the time of year when housing sales begin to pick up, mainly due to the release of inventories from banks, distressed homeowners and traditional sellers. In order to see the bigger picture of the Napa market I have broken down this market into 3 different segments.   Homes for sale under $250,000, those for sale between 250,001 to $500,000 and homes for sale at $501,001 and above. By doing this it paints a more detailed picture of each market segment and this shows neighborhood trends more effectively.  In each segment we will examine both new listings and all active listings, hoping to see trends which will indicate market directions whether short sales are decreasing or increasing, the same for foreclosures and traditional sales.   Later this week, we will also be examining sales trends for the last quarter and where these numbers are at as well.  By doing this we can spot whether these segments are buyer or seller markets, which in turn helps to be a better negotiator for the right home at the right price.  Look for the sales posts soon, now for the breakdown of this segment’s new listings.

Napa Valley Real Estate and Homes for Sale under $250,000

Currently there are 36 active homes for sale under $250,000.   Since April 1, 5 new listings are included in these active listings.   The listings are broken down as follows:  12 Active Foreclosures including 1 new addition in the last week, 18 Active Short Sales with 3 new additions  and 6 Active Traditional Sales including 1 new addition.  So what does that mean here?  Simply put  83% of all listings under $250,000 are distressed properties,  and 66% of these listings are Napa Short Sales!  This indicates that there a still a large number of homes in some sort of the foreclosure process.

Napa Real Estate and Homes for Sale Between $250,001 and $500,000.

This is the mid range segment of the market and although there aren’t as many distressed homes there are almost 1/2 the current available inventory.   At present time there are 101 Active Listings, of which 10 are new listings.   Of these 101 listings, 12 are foreclosures, 34 are short sales and 65 are traditional sales.   The 10 new listings were broken down as follows, 3 short sales and 7 traditional sales.  Distressed properties still have an impact in this segment as well. Napa Listings and Homes for Sale above $500,001

The largest Active listings of all segments with 165 Active listings.  Distressed homes are at the lowest amounts in this category, making up only 11% of all listings, and again short sales are more than twice the numbers of REOs.   Values however are declining anyway in this segment as inventories are rising and sales are declining.
